The 2026 Custom Software Development Cost Report

The real numbers most agencies won't publish.

Most "how much does an app cost" content gives you a uselessly wide range and a sales pitch. This report shows the two numbers that matter — engineering build cost vs. fully-loaded project investment — plus a feature-by-feature 2026 price list, based on the model behind 300+ delivered projects since 2012.

    The headline finding

Engineering is only ~40% of what custom software actually costs.

The other ~60% is discovery, design, project management, QA, and post-launch — the work that decides whether the software succeeds. Anyone quoting only the build number understates the real investment by about 2.5×.

    The numbers to quote

    2026 Cost by Build Type

There are two software cost numbers, and conflating them is why public estimates are so inconsistent. Here is both, side by side.

Build typeEngineering build costFully-loaded project investment
    Mobile MVP (cross-platform)$13,000 – $20,000$33,000 – $49,000
    Web app (standard, production-ready)$26,000 – $39,000$65,000 – $98,000
    SaaS platform (standard)$41,000 – $61,000$102,000 – $153,000
    SaaS platform (complex / enterprise)$82,000 – $123,000$205,000 – $308,000
    AI-powered product (complex, all platforms)$124,000 – $186,000$311,000 – $466,000

Ranges are ±20% and assume a representative feature set per build type. Figures in USD, 2026.

    The 2026 Feature Price List

Individual features carry consistent, estimable costs (engineering build cost, before loading).

    Feature2026 build cost
    User authentication (Clerk / Firebase / SSO)$1,500 – $2,000
    Push notifications$1,500
    Payments / in-app purchases (Stripe)$4,000 – $4,500
    Real-time chat / live updates (WebSocket)$5,500
    Maps & geolocation$3,000
    Admin dashboard / CMS$4,000 – $5,000
    Analytics & reporting$1,500 – $2,500
    Role-based access control (RBAC)$3,000
    Multi-tenancy architecture$7,000
    Public API & webhook system$5,000
    Compliance (SOC 2 / GDPR / HIPAA / WCAG)$5,000 – $7,500
    LLM integration (GPT-4 / Claude)$5,500+
    Vector database (Pinecone / Weaviate)$5,000

Compliance adds $5,000–$7,500 — SOC 2, HIPAA, and GDPR are no longer optional for most 2026 products.

AI / LLM capability adds $5,500 and up — a product needing both compliance and AI adds ~$12,000–$13,000 to the build.

    How the cost is built

    The Model

Engineering build cost = (base × complexity multiplier + features) × platform multiplier

    Base cost

    Mobile $8,000 · Web $6,000 · SaaS $12,000 · AI-powered $15,000.

    Complexity

    MVP ×1 · Standard ×2.5 · Complex / enterprise ×5.

    Platform

    Single ×1.0 · iOS ×1.05 · iOS+Android ×1.3 · web+mobile ×1.4.

That gives the engineering build cost. To get the fully-loaded project investment, divide by 0.40 — because the build is only part of the job.

    Fully-loaded breakdown

    Where the Money Actually Goes

A realistic allocation of a custom software project's total cost. This is why a $50,000 "build" is rarely a $50,000 project.

    PhaseShareWhat it covers
Engineering / development~40%Writing, integrating, and shipping the software
Discovery & UX / product design~15%Requirements, architecture, user flows, UI design
    Project management~10%Coordination, communication, timeline ownership
QA & testing~15%Functional, regression, device, and security testing
DevOps / infrastructure~5%CI/CD, cloud setup, environments
Post-launch (first 3–6 months)~15%Bug fixes, iteration, support, early scaling

Offshore vs. US vs. Hybrid — the Economics

The biggest swing on the fully-loaded number isn't features — it's delivery model.

    Pure US teams

Strongest communication and accountability, but the highest blended rate — pushing fully-loaded costs toward the top of every range above.

    Pure offshore teams

Cut rates substantially but reintroduce the cost they appear to save through communication overhead, rework, and timezone friction — often landing at a similar total with more risk.

Hybrid (US PM + senior offshore engineering)

Compresses cost without compressing accountability. In practice this lands fully-loaded budgets ~20–40% below pure-US while preserving US-standard delivery — the reason it has become the default for funded startups and mid-market firms.

    How We Calculated These Numbers

Figures derive from the cost model behind Ortem Technologies' public App Cost Calculator, refined across 300+ delivered projects since 2012 spanning fintech, healthtech, logistics, and SaaS. Engineering build costs use the formula above with a ±20% confidence band. Fully-loaded investment applies the phase allocation in which engineering represents ~40% of total project cost (total = build ÷ 0.40).
